Built in 1960 with modest materials and methods of the day, the structure now faces serious challenges. This is not a renovation — it’s a necessary reconstruction to preserve the character we love while securing the future.
Pub reconstruction cost breakdown
The MRG Facilities and Finance Committees, and Vermont Integrated Architecture, have thoroughly assessed the need and developed a plan that balances historic preservation, financial responsibility, and operational improvements.
- Structural integrity and longevity: The rebuild will be done with modern, durable materials that will address issues with load-bearing columns, beams and foundation gaps that allow water intrusion.
- Life safety and code compliance: Bringing the outdated and hazardous mechanical, electrical and plumbing systems up to code. including emergency exits, egress improvements, and system overhauls.
- Energy-efficiency and cost reduction: The roof will be rebuilt with insulation beyond code, which improves energy performance, reduces significant air leakage and heating costs.
- Operational improvements and enhanced guest experience: Redesigned layout to improve staff workflow, reduce hazards, and enhance functionality. The expanded windows will increase natural light and view along better acoustics to improve ambiance for music and conversation.
Also note that the project must comply with Act 250 and historic preservation mandates, adding complexity — but ensuring long-term safety and sustainability.
